This access statement does not contain personal opinions as to this property’s suitability for those with access needs, but aims to describe the facilities and services that we offer all our guests/visitors.

Cae Garw barn is a newly converted stone building located on a small working farm on a rural country lane, near the outskirts of the villages of Llaniestyn and Garnfadryn. It is approx. 7 miles from Pwllheli, off the B4415.
Pre-Arrival
Our website - www.lleynholidays.co.uk - gives details of the barn, including pictures of many of the rooms, the tariff and directions. (See Google map).
Enquiries and bookings can be made directly from the website via email, telephone or by letter. All guests are provided with confirmation via email and -on request, by letter.
A bus stop is around 200 yards up the lane from the property at Penbodlas, Service Bus 8A.                                         The nearest railway station is Pwllheli - approx. 7 miles away.                                                                                               The nearest airport is Liverpool (116 miles) – or Manchester (124 miles).
Arrival and Car Parking Facilities
Cae Garw Barn is located just off the B4415, following the road up to Garnfadryn for 1.5 mile. To access the parking area, turn into Cae Garw farmyard - the gravelled parking space for 2 cars is on your immediate right. The key to the property will be given on arrival - as well as the free Wi-Fi code. Bedding is all supplied - with waterproof mattress & pillows covers as standard.
Main Entrance
The barn is northern facing - overlooking Garnfadryn Mountain. Access from the gravelled parking area is through a small gate (1.1m wide) leading onto a gently sloping concreted area. (Approx. 6m walk to main entrance door) .There is no rear access to property.
The barn has thermostat controlled underfloor heating, as well as a woodburning stove. It has mains powered carbon monoxide detector and smoke alarm. There is a fire blanket in the Utility room, and a basic First Aid kit in the drawer of the glass display cabinet of the kitchen units.
Kitchen, dining area and lounge
Total area measuring 6.5m x 4.5m .The flooring throughout the lounge/dining area/kitchen is all tiled. The barn has one north facing window overlooking Garnfadryn mountain. It also has 2 large Velux windows. Inside the main door (0.85m wide) – on the left, is a light switch for the outdoor light.
Directly in front of you as you enter the property is the fully fitted oak style kitchen - comprising of a sink /dishwasher/ electric oven/ ceramic hob & extractor hood/ microwave and fridge freezer (70/30). A good selection of crockery & pots and pans are located in the numerous adjacent cupboards, as well as basic cleaning materials - such as dishwasher tablets, washing up liquid, scourer, dishcloths, teacloths, oven gloves etc. The kitchen unit layouts measure approx. 3m x 3m x 1.8m. Worktop height is 0.9m
To the right as you enter the barn, is the open plan lounge and dining area. Within the lounge are - a three seater and a two seater sofa (seating height is 0.4m). There is a flat screen TV with remote control, and DVD player. A
selection of DVD's & CD's are located in a basket on the TV table shelf. There is also a coffee table, and a large uplighter lamp with an adjustable reading lamp.
There is a tiled hearth with a wood burning stove. Please be cautious of the fire when lit, as the woodburner will become extremely hot, (a fireguard is provided). Lighting instructions are located in the Welcome pack folder. An initial supply of kindling and firewood is supplied. (Kindling is in the utility cupboard, and firewood is in the large brown bin outside the barn). Additional supplies are available to buy at local garages etc.
Adjacent to the lounge area is the dining area. The pine table is 0.570m in height, extendable and has 5 dining chairs. Your Welcome pack and Information Folder will be present on the dining table.
Hallway
Through the lounge door (0.7m width x 1.8m height) is the hallway (4.5m x 0.9m) - with oak flooring. A door (0.7m width) on your right leads to the downstairs twin.
Downstairs twin bedroom
Has one north facing window with views towards Garnfadryn mountain. Oak faced flooring. Approx 3.4m x 4m
Consisting of two full size single beds. Wall lights and a small oak shelf are present above each bed. Custom built wardrobe under stairs - with clothes rail – and storage area.
Oak furniture comprising of a 6 drawer chest, dressing table and 2 chairs. Large wall mirror above dressing table. Hairdryer, radio and extra blankets all supplied.
Upstairs bedrooms
Leading from the hallway is an oak staircase (with a total of 7 steps of 200cm each) – with a hand rail on your right. This leads onto the upper floor - with the main double bedroom on your left - and an additional 4 steps (of 25cm height) on your right (including one winder stair) - leading up to the mezzanine bedroom.
Ensuite bedroom.
Approx 3.8m x 3.5m .One north facing window with views towards Garnfadryn mountain and one Velux. Low doorway and low beams across the room. (Door 1.75m height x 0.8m width. Beam height 1.75m.) Oak flooring with oak furniture comprising of one double bed ( 0.6m height) , 2 bedside cabinets, dressing table with 2 chairs and wall mirror, and 5 drawer chest. Wall hung TV with remote control. 2 wall lights above bed - in addition to main lighting. Radio alarm.
Custom built wardrobe - with clothes rail and luggage storage.
Ensuite bathroom                                                                                                                                                                   Measuring 1.5m x 3.6m .Door - 1.88m x .70m .Consisting of wall hung sink (0.8m height) / corner shower and wc ( height 0.4m) . Towel rail and worktop (height 0.85m). One small Velux window. Tiled floor.
Mezzanine
There is no door on the mezzanine area – it is merely surrounded by an oak balustrade (0.9m height). Width of room is approx. 4.2m x 2.5m. Limited headroom (2.2m max) due to A frame style of ceiling and old oak beams. One north facing Velux window with blackout blinds - overlooking Garnfadryn mountain. One full size single bed (0.55m height) with bedside cabinet and radio alarm clock. Wall mirror, chair and storage chest. Drapes attached from A shaped “oak beams frame” gives privacy for guest. Oak flooring. Stair gate can be provided upon request.

Ground floor bathroom
Measuring 2.2 x 2.7m. Door - 0.7m width. Comprising of tiled floor, one south facing window (no view), bath  ( 1.7m lx 0.75m , 0.6m height)  - w/c ( 0.4m height)  and low level enclosed shower (0.9m x 0.9m) . Wall hung towel rail and wall hung sink with drawer. Bath and shower mat provided. Bathroom chair (0.450m height)
Utility Room
Measuring 2.2m x 1.6m. Door – 0.7m width .Comprising of tiled floor with storage cupboards and coat hanging area with a Fire Blanket on the wall behind the door. Laundry facilities include a washing machine. A rotary washing line is located in the garden (Pegs are available in the storage cupboard). An iron and ironing board, brush, mop, bucket, and hoover are all provided. Worktop height – 0.9m
Outdoor Facilities
Leading out from the barn (- through the low threshold door) is a lawned garden (approx. 1.9m x 8m), with a concreted area with refuse/recycling/dog waste bin as well as a log bin. The concreted patio area has wooden table (0.7m height) with 6 moveable chairs and a gas BBQ.
At the bottom of the garden is an outside storage room (door height 1.4m x 0.6m width) - suitable for such storage as bikes/roof rack/ beach gear etc.) One large 34cm step leads down into the area. Low / limited height ceiling with no light.

A Welcome Pack is available with barn information and local map, plus all manufacturers’ instruction leaflets and places of interest leaflets.
We allow dogs at the property (max 2 large dogs or 3 small) - which must abide by our House Rules (see our Terms and Conditions).
A travel cot, high chair and stairgate can be provided upon request – but we do not supply the bed linen to the travel cot.
One hand towel per person is provided. Please bring along your bath and beach towels (which are not provided).
SMOKING IS NOT PERMITTED in the property.

Cae Garw Farmhouse

Cae Garw farmhouse is located on a rural country lane on the outskirts of the villages of Llaniestyn and Garnfadryn. It is approx. 7 miles from Pwllheli, off the B4415.

Arrival and Car Parking Facilities Cae Garw Farmhouse is located just off the B4415, following the road up to Garnfadryn for 1.5 mile. To access the parking area, turn into Cae Garw farmyard - the gravelled parking space for 2 cars is straight ahead of you, at the back of the house, through a pair of metal gates. The key will be given on arrival – as well as the free Wi-Fi code.

Access to the farmhouse is approx. 10metre walk from the parking area – through the gates, via conservatory side door (80cm wide, threshold height 12cm)

Heating is provided by a wood burner (initial supply provide), and radiators (Central Heating). Bedding is all supplied - with waterproof mattress & pillows covers as standard.

A battery operated smoke alarm is situated on the ceiling on the landing. A Fire blanket is situated at the back of the kitchen door. A basic First Aid kit is situated in the drawer of the pine corner cupboard - in the kitchen.

Downstairs The south facing conservatory measures 3.5m x 3.5m , with double doors (1.4m wide, threshold height 10cm ) opening out into the lawned garden. Tiled floor.  Wicker furniture – with two seater sofa, 2 chairs and a wicker stool  ( height 44cm) and TV , and a coffee table.

A door (0.75m width) leads from the conservatory into the kitchen (small 10cm step down to the tiled kitchen floor). Kitchen measures 4.7m x 2.9m. Worktop height is 90cm, diner table height 75cm. All kitchen appliances are of standard width (60 or 50cm) and include fridge freezer (70/30), electric stove with extractor hood, dishwasher, and microwave. ). A good selection of crockery & pots and pans are located in the numerous adjacent cupboards, as well as basic cleaning materials - such as dishwasher tablets, washing up liquid, scourers, dishcloths, teacloths, oven gloves etc.

Another door leads out of kitchen onto a tiled hallway – (measuring 2.2m x 0.85m).

From the hallway -another door (0.78m) leads into the carpeted lounge (3m x 4.7m). Three seater and two seater sofa – height of seating is 0.6m. Woodburning stove in inglenook fireplace  -with flat screen TV, DVD player,  nest of tables, and large display cabinet with glass upper doors.

From the hallway, another door (0.78m), leads into the tiled Utility room (2.3m x 1.7m), with a hallstand and washing machine. An external door (0.75m wide, threshold 10cm) leads onto a paved area, with another small step (10cm) to a lower paved area, or an upper step (75cm) leading to the lawned garden.

Upstairs The tiled hallway leads up to the carpeted stairs and landing (10 steps - 25cm height), with a wooden handrail on the left hand side. At the top, another step (either side) leads onto the bathroom on the right, or the landing on the left (banister height 60cm).

Single bedroom (east facing) overlooking parking area measured 2.8m x 1.8m. Carpeted. Door width – 0.75cm, single bed height – 60cm.

Double bedroom (at gable end of house) measures 3m x 2.8m. Door –0.75cm, double bed height – 60 cm.  Fitted bedroom units. Carpeted.

Other double bedroom measures 2.8m x 2.8m, Door 75cm Bed Height – 60cm. Free standing pine furniture. Carpeted.

Tiled Bathroom measures 2.8m x 1.6m. Shower above bath, (Bath measures 1.7 x 0.8m – 0.6m height). WC height 0.4m.  Free standing sink – 0.85m height . Bath mat provided. Shaving point at the side of the mirrored wall cabinet.

Garden  Consists of 2 separate areas - the top lawned area, and a lower garden. The lower garden is accessed through a wooden arch, down 2 steps of 20cm. This leads onto the patio area – with a wooden picnic bench & table.  A small step leads down from the patio to the lawned area.
